Overview of Role

Please give an overview of your role and what this involves on a day-to-day basis.

During my placement year, I spent 6 months in the Property Management team and 6 months in the Valuation team. In Property Management, I had the opportunity to work with the Analyst Team, where I was responsible for preparing service charge budgets through analysing expenditure and working with facilities managers and property managers to forecast costs for the next service charge year. In the Property Management Surveying Team, I was involved in rent reviews, arrears management, inspections, handovers, completing tenancy schedules, and lease analysis.
In valuation, I assisted in producing commercial valuation reports from instruction to completion. This involved carrying out due diligence, researching statutory information, researching the current market, finding comparable evidence and confirming it with agencies, inspections, measuring properties, creating cashflows and reviewing figures with the industrial and investment team. Throughout the year, I also had the opportunity to attend networking events and build relationships with professionals across the property industry.

Were you given much responsibility during your placement / internship?

Yes I was given a significant amount of responsibility throughout my placement, particularly in the Valuation team, where I was involved in the process from start to finish, which included conducting due diligence, researching comparables, attending inspections, carrying out measurements and contributing to valuation reports.
In Property Management, I had a lot of responsibility in the Analyst Team on service charge budgets, helping to prepare budgets, liaise with colleagues to forecast costs and issue final budgets to clients. I also supported the wider team with different tasks, including lease analysis, cross-checking tenancy schedules, client communications and other day-to-day property management tasks, which gave me exposure to what it looks like to be a property manager and also allowed me to have a wide variety of work and contribute to the team.

Skills Development

Have you learnt any new skills, or developed your existing skills?

Yes, although I've had experience before, this placement has developed my technical and professional skills, such as lease analysis and client communication, as well as maintaining client relationships. In Valuation, I developed my report-writing, market research and inspection skills. Both teams made me more confident in my communication and time management and also my ability to work independently
