Sandwich Placement Student Review

As a property management placement student your position encompasses a wide range of tasks/responsibilities. For example we oversee the service charge budgeting on a wide range of assets across the south east predominantly for large industrial estates and mixed use offices in London, complete year end reconciliations on these budgets, general lease management on our systems and providing lease advice on landlords/tenants responsibilities and covenants. We also oversee the financial performance on sites through meticulous arrears collections and solving rental/SC disputes.

During my year i have been given a large amount of responsibility through leading on client management meetings, attending site independently and offering advice to clients/tenants on any general lease queries.

I've developed a wide range of personal and technical skills throughout my placement. One key personal skill i have developed is my ability to prioritise and manage a wide range of tasks. For example in my placement year at the start i was a bit surprised due to the large number of requests from a wide range of people/colleagues. However quite quickly i managed to develop a strategic approach to these tasks and started completing tasks based on impact to clients and other time-sensitive tasks. I did this while also making progress on other long term projects that were still important in the long run. Furthermore, I quickly developed my lease-reading and interpretation skills through handling a high volume of tenant and client queries. Many of these related to repair obligations, covenants, and service charge provisions, requiring me to identify key clauses and understand their implications for both landlords and tenants. This experience improved my attention to detail and strengthened my ability to analyse complex lease documents efficiently.

I received a large amount of support/guidance through my line manager. We had regular weekly catch ups to outline any key meetings/forthcoming events in the next couple of weeks which meant i could be proactive in solving these issues/events. He also was always available to ask and question big or small and was always happy to offer feedback on tasks that i completed which lead to me improving throughout the year more effectively.

I have really enjoyed my placement year, as it has allowed me to develop new skills, gain valuable industry experience, and take on meaningful responsibilities. The experience has increased my confidence and reinforced my interest in pursuing a career in the property sector.
